Bidding & Negotiation Phase Services

The bidding and negotiation phase of a project, though small, is an important part of the delivery process. Specific direction from the architect enables potential builders (“bidders” at this stage), to fairly and competitively offer services.

Alternatively, the owner may be prompted by the architect to consider a negotiated construction contract with a qualified contractor. Such an approach has the benefit of receiving input regarding probable costs, construction options, and scheduling from the potential contractor.

For either project delivery method, the architect can provide bidding document services of:

  • Prequalification of bidders
  • Advertisement or invitations to bid
  • Instructions to bidders
  • Bid forms
  • Information on bid security or bond, if required
  • Form of owner-contractor agreement
  • Performance bond and labor and material payment bond, if required
  • General and any supplemental general conditions of the contract
  • Specifications
  • Drawings
  • Any addenda issued prior to the receipt of bids.
